4 Point Insurance Home Inspection in Brevard and Indian River Counties

Hurricane Andrew in 1992 provided an enormous blow to the insurance industry in Florida with record breaking payout to its policy holders. There was little they could do to limiting their exposure and were forced to make large payout to their policy holders. After that the insurance companies put together what they call a 4 Point Insurance Inspection. At the beginning insurance companies made it a requirement that all new homeowners have this inspection completed prior to the issuance of a new homeowner policy. In 2004 and 2005 when Florida was hit by several large hurricanes the 4 Point insurance Inspection took on an all new meaning. As they seen the benefits of this inspection, insurance companies in other parts of the country took note and began doing the same, reducing the loss on Homeowner insurance policies. If you plan on switching insurance companies or purchasing another house they may require you to have a 4 point inspection or if your house is over 50 years old (some insurance companies require a 4 point on houses over 25 years old).

The 4 Point Insurance Inspection consisted of the visual and condition of the following components common to most all homes:

Roof - Condition, estimated age, and life expectancy

Electrical System - Condition, repairs needed, and if the electrical service is of sufficient size

Heating & A/C System - Condition, estimated age, and life expectancy

Plumbing System - Major plumbing issues, general condition of major components and age and life expectancy of the hot water tank.
